Hampton Grove

Hampton Grove is a 130-lot premium residential subdivision located at Hamptons Road, Prebbleton, in the Selwyn District. Enabled through Plan Change 68, the site was one of the first developments to proceed following the rezoning of over 67 ha of rural land to Living Z zoning.
As the first project to move into the consenting and delivery phase post-Operative District Plan, the Inovo team played a pivotal role in working collaboratively with Selwyn District Council (SDC) to refine and implement design approaches that would set a benchmark for servicing and infrastructure across the wider plan change area. The early involvement meant that several of the Inovo-developed engineering solutions will be referenced and replicated in subsequent subdivisions within the structure plan zone.
These included:
• Stormwater design and integration, including attenuation, treatment, and secondary flow management in compliance with both SDC and Environment Canterbury standards.
• Water, wastewater, and roading networks, carefully aligned with existing and proposed networks across adjacent developments. Working with SDC under developer’s agreements to improve surrounding infrastructure and align outcomes for council and developer alike. Close coordination with other consultants, ensuring seamless integration with surrounding subdivisions and enabling efficient staging of services.
• Water race realignment and design under spacial constraints that were accepted and shared for the wider plan change area with other consultants.
A notable challenge on the project was navigating early-stage servicing constraints, particularly around wastewater infrastructure. Working with the Council and the developer, Inovo ensured that key council pump station infrastructure was delivered on time and in alignment with the subdivision timeline, preventing delays to Section 224(c) certification and title release. This required a flexible and proactive approach to staging, contractor liaison, and programming to manage interdependencies between council-delivered and developer-led assets.
Throughout the construction phase, Inovo provided monitoring, contract administration, and on-site support, upholding high standards of quality, environmental compliance, and safety.
The Hampton Grove subdivision provides a great example of our work in newly rezoned growth areas, delivering compliant and scalable civil infrastructure solutions, and actively shaping how those solutions are applied across future developments.
